Café Tropicana offers the following services for tourists, ex-pats and local customers, in its purpose built café:

  • Full-scale Café - a moratorium on new food licences is now in place in Neiafu
  • Internet Service (6 computer stations and Wifi)
  • Office Services (Photo, fax, laminate, printing, etc)
  • Real Espresso Coffee (A rarity in Tonga)
  • Bakery (Cakes, pies, muffins, breads, etc.)
  • Liquor Sales (A great income generator as usual but the biggest benefit to this business having its liquor license is that there is a moratorium on liquor licenses in Vava’u and absolutely none are being granted to anyone at this time!)
  • Sale of local postcards, arts, crafts, etc
  • Whale watching food contracts are already in place for this year.
  • A host of expansion options exist in the catering fields. If your not IT savvy a maintenance contract has already been worked out with a professional IT company based in Vava’u.

    THE BUILDING:

    The indoor café is 64sqm in seating, kitchen, internet café and service area – the largest indoor café in Vava’u (no pulling down tarpaulins when it rains here!!). Current seating is 16, but has accommodated 30 seated during a government function, and has catered to birthday party of 50 standing.

    The outdoor coral balcony has 31sqm in seating, toilet block and outside storage utility area. Seating is currently 15 but can stretch to 20 seated. A sun shade has further enhanced the use of this area.

    One prospective buyer thought the turnover numbers were to high based for the square footage - he came to visit and confirmed himself that it was true - he is is now trying to sell assets overseas to buy the business!!

    THE LEASE:

    Cafe Tropicana has one of the most secure and beneficial business leases in all of Vava’u, running through 2021 and costing just $200 Tongan Pa’anga (USD $108) per month!

    Note that many businesses in Tonga operate on two year, renewable leases, and that comparable lots (in less advantageous commercial locations) rent for between $1,000 - $1,500 Pa’anga per month! Nothing like saving an extra $15,000 a year eh?

    THE CORPORATION

    Café Tropicana Ltd is a Tongan corporation and as such all business licenses are held by the corporation. This ensures an easy and expedient transfer of ownership and also is quite beneficial if and when the new owner(s) ever pursue the option of re-selling the business … at a large profit of course!

    OWNERSHIP

    Perhaps the most amazing aspect of this business is that the new owner(s) will literally OWN the café building! Please understand that this is not normal here in Tonga and that it is an amazing benefit to this property. Nearly all of the leasing business owners here in Vava’u not only lease the lot their business sits on, but rent the building as well, which of course add a great deal of overhead and provides less security then what this business offers.

    * It should be noted that owning the café building itself has more then one benefit. The greatest benefit may in fact be psychological and security. You see, if one does not own a building and one’s lease expires there is always the possibility that the lease will not be renewed and the Tongan owner will take his or her land back. However, if you own the café building itself this may of necessity guarentee that your lease will be continuously renewed, as you have all the leverage. If in 2021, the Tongan owner said they wanted to raise the lease payments higher then you wanted or that they wanted to lease the property to someone else, you literally could threaten to have the building removed, which would of course lower the value of their property over 90%. It simply would not make sense for your lease to ever be canceled and therefore this in our mind is the most secure café/restaurant lease available in all of Vava’u.

    INCOME

    We claim that this is the most profitable café in all of Vava’u and we have the financials to back it up. Any and all interested buyers who desire to see the financials for this amazing business can do so by emailing us and requesting them.

    Café Tropicana had a consistently high daily income and no off season whatsoever this year, which is also a rarity here in Tonga!

    TRAINING PERIOD
